The mail is now at nearly 80-percent occupancy, up substantially from a year ago, before Bass Pro announced its intentions of setting up shop in the 410,000square-foot, 24-year-old mall, says Joseph J. Goethe, a partner with the Cameron Group, LLC, a Syracuse-based, real-estate development and management company that the mall has retained to help it lease out space.
"Clearly Bass Pro Shops is a catalyst for the redevelopment of this property," he says.
Goethe says he doesn't have the precise past occupancy statistics for the mall but adds, "We had a... shopping center with mostly temporary tenants in there."
Many Bass Pro customers will be tourists seeing the Fingerlakes Mall for the first time, coming from great distances and spending a long time at the mall, Goethe notes. Bass Pro customers are known to spend more than two hours per visit, he adds. That's very attractive to would-be restaurant tenants in the mall.
"Chances are those people will need food and refreshments," says Goethe. "The food court tenants are clearly looking at the traffic Bass Pro will attract and the time they'll spend there."
Retail stores hope to benefit from the shopping of spouses and family members that Bass Pro enthusiasts bring with them on their visits, he adds.
The Fingerlakes Mall signed up the following six new tenants for its food court, with anticipated openings before Bass Pro's arrival:
* Tong's Rotisserie, a Buffalo-based specialty chicken restaurant is taking 1,256 square feet.
* China Max, a Tampa, Chinese restaurant chain will operate a 1,200square-foot store.
* Nancy's Coffee, a gourmet coffee chain with stores across Upstate New York and in five other states.
* Mr. Smoothie, which will sell smoothies in several flavors out of center court kiosk location.
* Fisherman's Wharf Express, a 700-square-foot seafood restaurant. The owners are Douglas Chapin and Gail Tuccillo, who were formerly involved with local establishment Cassidy's Restaurant.
* The Riverbend, a specialty retail store offering chocolates, gourmet coffees, and gifts in an 1,176-square-foot space at the mall.
Goethe says he has about four more leases in the works for retailers or restaurants, but declines to name the businesses until all leases are final. He also declines to provide any lease-rate details, but says that they have increased because of Bass Pro's planned presence. "And it will only improve once Bass Pro gets here," he adds.
New Fingerlakes Mall retail tenants, announced earlier this year include Maurices, a Duluth, women's clothing retailer, and Olympia Sports, a sporting goods retailer with more than 110 stores across the Northeast. Existing Fingerlakes Mall tenants include Bath & Body Works, Fingerlakes Cinema, Foot Locker, JCPenney, Kay Bee Toy & Hobby, Kay Jewelers, Sears, and Waldenbooks.
